People are surprised to hear that we regularly see undesirable conditions, on brand new homes, conditions can range from minor to significant. We have yet to see a brand new home that is defect free, in fact we regularly find several conditions with tile roof installations alone .

How Did Things Get by a City Building Inspection

City building inspectors review and enforce code compliance issues, such as proper ventilation and lighting, and properly installed electrical and plumbing systems etc.(building code compliance is not in the scope of a home inspection).  City inspectors are typically understaffed and do not necessarily take the time to check every component in detail and end up doing an overview.

Why Was The Quality Of The Work Performed So Poorly

City building inspectors do not measure the quality of construction, as part of there criteria. Building a new home is a tremendously complex endeavor. It involves many people, usually split up into subcontractor groups, each working on different parts and systems of the house. It’s nearly impossible, even for the best builders, to complete this process without having poor workmanship go by unnoticed.  It’s not the quality control assembly line that people may believe. Maybe it’s a plumbing fixture that didn’t get tested for leaks, maybe it’s an electrical outlet that isn’t working, or any number of minor issues that can easily be overlooked in such a major undertaking, however, we commonly note poor building practices, such as, unsealed or incomplete siding areas, poor roof flashing installations, cracked roof tile, debris in gutters etc. and occasionally  structural defects, such as damaged truss (roof framing). We can find such conditions, that if not specifically trained and/or educated to locate such conditions, could go unnoticed. In addition we will educate you about maintaining your new home.

Considering the price of a home, the fee for a home inspection, is relatively small. And if your going to hire a home inspector, it only makes sense to hire top professionals in the industry, such as Certified Master Inspectors, yes, you may pay a little more, but the return will also be greater. wether its in peace of mind or getting issues identified and corrected, before they can become an unpleasant surprise.
