COMMON HOME INSPECTION DEFECT AREAS
No house is perfect. Even the best built and best maintained homes will always have items in less than perfect condition. Below are some of the areas we most commonly find defects when inspecting a home:
Heating and A/C: Many heater and A/C systems are poorly installed and it is not uncommon for us to find safety concerns in these components.
Water heater installations: Many water heaters are not installed properly, as home owners and other nonprofessional are often not aware of all aspects of water heater installations and many issues are safety related.
Electrical concerns: Most common in older homes, but often found in newer homes as well. Electrical hazards come in many forms of safety concerns, from ungrounded outlets to wiring methods performed incorrectly.
Damaged wood: Caused by being wet for extended periods of time, most commonly found around tubs, showers and toilets inside, or roof eaves and trim outside. Termite companies address these types of issues in detail.
Roofing: Problems with roofing materials and/or installations. It doesn’t necessarily mean the roof needs replaced, it may simply mean that the roof is in need of maintenance or repair.
Ceiling stains: Caused by past or present leaks, ceiling stains are very common. It can be difficult to tell whether the stains are from leaks still present, or were caused by leaks which have since been repaired.
Plumbing: Most common in older homes, but often found in newer homes as well. Plumbing issues commonly found include dripping faucets, leaking fixtures, slow drains, etc.
